Rixos Dubai Islands Villas Residences and Hotel is a large-scale hospitality development featuring a dynamic façade design composed of bespoke architectural elements and high-performance curtain wall systems.

The project utilizes a custom-engineered aluminum curtain wall system with integrated sliding window assemblies, achieving maximum transparency through 35 mm sightlines. The system is designed to deliver exceptional thermal performance, acoustic insulation, airtightness, and watertightness, fully aligned with the region’s climatic challenges and in compliance with the Dubai Building Code (DBC), including requirements for fire safety, energy efficiency, structural performance, and façade material standards.

Bespoke GRC (Glass Reinforced Concrete) panels have been developed to meet the architectural design intent, providing distinctive form and texture across the façades.

Additionally, project-specific sun-shading systems are engineered to enhance façade aesthetics while contributing to solar control, energy reduction, and visual comfort.

Beyond design development, the scope includes comprehensive façade specifications and performance criteria prepared to align with local regulations, international standards, and project-specific requirements. Full tendering support is provided through technical evaluations, material submittal assessments, and contractor capability reviews to ensure alignment with the project’s performance and quality objectives.

The façade engineering package also encompasses value engineering services, identifying cost-effective alternatives without compromising performance, durability, or the architectural vision. Furthermore, detailed shop drawing review and approval processes are carried out to verify system compliance, coordination with adjacent trades, structural adequacy, and adherence to both project specifications and the Dubai Building Code.
